PRE-DEVELOPMENT (Due Diligence and Project Management)

Investor: Stout conducts thorough due diligence by meticulously tracking and reviewing all pre-development tasks, processes, and documentation. Our analysis is presented in a detailed risk register and mitigation plan, informing investors and owners of any potential issues.

You’ll also receive a comprehensive due diligence report, including a documented checklist and an overview of ongoing risks, all delivered well in advance of the financial closing to keep your project on track.

Owner: In addition to ongoing due diligence and risk identification, Stout also represents real estate owners, helping lead and facilitate key project tasks such as budget and schedule development, entitlements, project team procurement and contract management, design oversight, and permitting.

CONSTRUCTION (Oversight and Reporting)

From the project start, Stout transitions the ongoing risk assessments and mitigation strategies into a detailed monthly risk register and report. We actively participate in key project team meetings, conduct regular on-site inspections, and validate construction progress against the established schedule and budget.

Additionally, we perform reviews of monthly draw requests and payment applications, providing informed funding recommendations. We deliver detailed monthly reports that align with your reporting requirements, demonstrating transparency and alignment throughout the construction phase.

PROJECT COMPLETION (Closeout)

Stout examines all aspects of project completion and documentation closeout. This includes monitoring the punch list and correction process as well as governing authority inspections and occupancy certifications. An in-depth review of the general contractor’s closeout package is performed with emphasis on the final draw package and as-built drawings.

We can also help facilitate the property’s transition to the operating entity and conduct an inspection prior to the general contractor’s warranty expiration. At the conclusion, Stout issues a detailed closeout report summarizing project completion, final project accounting, and overall adherence to the original plan.
