Greg VanLear serves us as a Director in the Structured Finance Practice in the Valuation Advisory group. Greg has over 10 years experience providing valuation services to both public and private sector clients. He has extensive expertise across a broad range of collateral types in the fixed-income space including commercial and non-performing and re-performing mortgages, home equity loans, solar loans, student loans, unsecured consumer loans, (including elective medical, point-of-sale, and buy-now-pay-later), and merchant cash advances. Greg has valued this collateral considering a variety of structures including whole loans, warehouse lines, mezzanine loans, public and private securitizations (RMBS, CMBS, ABS, etc.), and custom cash flow waterfalls. Greg also has extensive experience in the valuation of mortgage servicing rights as well as servicing rights on unsecured consumer loans.
Greg advises both originators of fixed-income assets and investors such as insurance companies, alternative asset managers, and hedge funds on the fair value of their assets, utilizing primarily the discounted cash flow income approach, although he incorporates other approaches such as matrix pricing in line with market practices. He works closely with Chief Financial Officers and Chief Accounting Officers in the context of investments and portfolio management, primarily for portfolio valuation, and financial reporting purposes.
